Property tax is a financial fee levied by the state government on a person or an agency to finance various public expenses. The property tax is a government-imposed surcharge on real estate ventures, including properties. It is a municipal tax levied on the owner. House tax is another name for property tax. Different states have different property taxes. It is also assigned to municipalities under the constitution. As a result of this delegation, various property taxation methods are used by different municipalities within the states. Local governments have been granted the authority to ensure that public services are adequately managed. The property owner is responsible for paying the bill.
Property is classified as all of a person's fixed tangible estates that are under his or her control. Buildings, grounds, and houses are all examples of real estate. The fundamental definition of property tax has not changed and remains the same all over the world. Rates often differ depending on whether the property is used for agricultural, commercial, or residential purposes.
Muncipality Corporation Delhi (MCD) Property Tax
The entire city of Delhi is divided into eight grades, ranging from A to H. MCD uses the formula Annual Value x Rate of Tax to calculate property taxes. The unit area has been assigned a value for each group. For residential, commercial, and industrial property, each category from A to H has a different tax rate. Every year, the Municipal Corporation of Delhi adjusts the property tax rate in Delhi. These rates differ depending on the property's location, age, and use, as well as its type. Taxes on land and property can be paid to the North, South, or East Municipal Corporations of Delhi, depending on the zonal district, which is further divided into wards and colonies.
Property Tax Calculation
The Unit Area System is used to collect property tax in Delhi, and it varies depending on factors like built-up area, age, location, and property type. For Property Tax collection, MCD has divided Delhi into three regions: North Delhi MCD, East Delhi MCD, and South Delhi MCD.
SDMC - South Delhi Municipal Corporation Property Tax
South Delhi property owners can pay property taxes based on their zonal district, which is divided into five zones: Central, South, West, Najafgarh, and Head Quarters.
North MCD - North Delhi Municipal Corporation Property Tax
The North Delhi Municipal Corporation (NDMC) has divided the city into seven zones: Karol Bagh, Civil Lines, Narela, Rohini, Keshavpuram District, City - S P Zone, and Head Qtrs. Wards and colonies are subdivided from these districts.
The formula for calculating the property tax is Annual value = (Covered Area X UAV X Age Factor X Use Factor X Structure Factor X Occupancy Factor)
