Investments in Indian Real Estate Surge in Q1 2024
The Indian real estate sector saw investments worth USD 1.1 billion in Q1 2024. The residential sector led the way, attracting around USD 693 million, as per a Cushman & Wakefield report.

Residential Sector Gains Momentum
The residential sector has been thriving due to strong housing demand and new supply. It drew numerous investors in Q1 2024, contributing over 63% of the total real estate investments for the quarter.
Investment in the residential market for Q1 2024 was double the average of the last eight quarters.
Approximately 48% of residential investments focused on early-stage developments across the top-8 cities. This indicates increased investor interest, rising residential capital values, and a higher share in luxury launches.
Domestic vs. Foreign Investors
The report indicates that domestic investors contributed 57% of total quarterly investments. Foreign investors and mixed deals made up the remaining 43%, consistent with the trend seen in 2023.
City-Wise Investment Breakdown
Bangalore led the investments with 25.6% of the total, mainly in the office sector. Pune followed with a 14% share.
Equity investments in Q1 2024 constituted 58% of the total, while debt investments doubled the quarterly average of the past eight quarters, primarily in the residential sector.
Office and Residential Sectors Attract Equity Investors
The office sector remained the top choice for equity investors, accounting for 43% of the total. Residential investments followed at 38%.
Early-stage deals, though showing a slowdown, were in line with the average inflows over the last eight quarters.
Corporate Transactions Surge
Corporate transactions in Q1 2024 amounted to INR 12.78 billion (USD 0.15 million), a 65% year-over-year increase. Mumbai led with a 57% share, followed by Pune at 33%.
Expert Insights
Somy Thomas, MD, valuation and advisory and capital markets at Cushman & Wakefield, stated, "Q1 2024 saw strong capital inflow into Indian real estate, led by the residential sector. This has increased investor attention, with expectations for further growth."
He added, "Domestic investors' continued interest will protect against global risks and strengthen India's market. We expect this momentum to continue with more diversified investments."
