Noida Airport Launch Impact: The first phase of the Noida International Airport at Jewar, in Uttar Pradesh, was inaugurated on Saturday, March 28. Although commercial flight operations are expected to begin between mid-April and May 2026, the airport has already generated strong momentum in the real estate market across the Yamuna Expressway and Greater Noida.
The average apartment prices in the region surrounding Noida International Airport have increased by 158% while plot values have surged by a whopping 536% between 2020 and 2025, as per a report by InvestoXpert Advisors.

Noida International Airport To Boost Real Estate Market
The prices of the real estate properties near the Yamuna Expressway have surged significantly over the last five years. The price of an average apartment, along the Yamuna Expressway, has shown a remarkable upward trend over the last five years.
"Apartments along the Yamuna Expressway have shown a remarkable upward trend over the last five years. Average apartment prices rose from Rs 3,950 per sq.ft in 2020 to Rs 10,200 per sq.ft in 2025, reflecting a 158% overall growth," as per RealX Stats by InvestoXpert report.
The real estate market in the region continued to grow even as the broader real estate market saw corrections, the report underlined. In 2025 alone, the segment grew by 7.37% year-on-year, consolidating its position as a resilient housing option within NCR.

Plots and Land Parcels Emerge As Most Profitable Asset Class
Out of all the real-estate asset categories, plots and land parcels emerged as the most profitable asset class along the Yamuna Expressway . The average prices in the category has jumped from Rs 1,650 per square feet in 2020 to Rs 10,500 per square ft in 2025. With this percentage of growth rate, real-estate market near Yamuna Expressway has emerged as one of the fastest growing market in Delhi-NCR, as per the report.
"By the commencement of Noida International Airport, within just 15 days of the announcement, residential queries surged 56% and commercial by 75%, signaling a strong real estate boom. Located in Jewar, Uttar Pradesh, Noida International Airport is one of the largest aviation hubs. Once it will become fully operational, it can significantly boost connectivity in the National Capital Region (NCR).
The airport will initially have a passenger handling capacity of 12 million passengers per annum (MPPA), with scalability up to 70 MPPA upon full development.
