Godrej Properties has successfully raised Rs 6,000 crore by selling shares to institutional investors through a qualified institutional placement (QIP). This move is part of the company's strategy to expand its business in response to strong demand for residential plots and apartments. The QIP issue, launched last week, was closed on Monday after receiving approval from the board's QIP Placement Committee.

The committee set the issue price at Rs 2,595 per equity share, which represents a discount of Rs 132.44 or 4.86% from the floor price of Rs 2,727.44 per share. Additionally, the committee sanctioned the allocation of 2,31,21,387 equity shares to eligible qualified institutional buyers. This decision follows the board's earlier approval last month to raise up to Rs 6,000 crore through securities issuance.
Godrej Properties' Market Presence
Godrej Properties is a prominent developer in India with a significant presence in Delhi-NCR, Mumbai Metropolitan Region (MMR), Pune, and Bengaluru. The company has recently expanded into the Hyderabad market as well. In the previous fiscal year, Godrej Properties achieved a remarkable 84% increase in sale bookings, reaching a record Rs 22,527 crore—the highest among listed real estate firms for 2023-24.
For the current fiscal year, Godrej Properties aims to achieve sale bookings worth Rs 27,000 crore. During April to September this year, the company's sale bookings value surged by 89% annually to over Rs 13,800 crore. This marks the highest-ever booking value for Godrej Properties during the first half of any fiscal year.
Expansion Strategy and Land Acquisition
To support its housing business expansion, Godrej Properties acquires land through outright purchases and partnerships with landowners for joint development projects. In the first six months of this fiscal year alone, the company added eight new land parcels. These acquisitions have an estimated total saleable area of about 11 million square feet and a potential booking value of approximately Rs 12,650 crore.
The company's strategic moves reflect its commitment to capitalising on the growing demand for residential properties in key markets across India. By raising substantial funds and expanding its land bank, Godrej Properties is well-positioned to achieve its ambitious sales targets and strengthen its market presence further.
